Everybody wants a ‘good tenant,’ but that’s not luck — that’s a solid screening process. Check rental history, verify income stability, and follow the same steps every single time.
Make sure that the ID matches the person you are communicating with, and that you have an application you can store for your files for years to come. Don’t trust someone because they are being nice. Verify everything. Match the ID, dig into the documents, and make sure those pay stubs and bank statements actually make sense.
Be consistent. Be fair. Don't skip the steps that protect you.
